PHASE I ENVIRONMENTAL
SITE ASSESSMENT
Environmental
site assessments vary widely in scope. Depending upon your needs, the
study could fully or partially comply with the American Society for
Testing and Materials (ASTM) #E-1527, or in accordance with a lender's
protocol. During a Phase I Assessment we conduct a site inspection,
looking for signs of potential environmental problems such as stained
soils, abandoned drums, improper handling of hazardous substances, outlets
indicating the presence of underground storage tanks, or evidence of
pesticide use. We review aerial photographs, regulatory records, and
public documents on the site's historical uses. When possible, we interview
past owners, occupants, and employees who have knowledge of the site.
In addition, we review public records that may highlight contamination
incidents in the immediate area and collect background information on
local geology, hydrogeology, and water use. We also perform a reconnaissance
of neighboring properties to identify potential sources of off-site
contamination problems.
PHASE
II ENVIRONMENTAL SITE ASSESSMENT
If the information
collected during a Phase I Assessment indicates a potential problem,
LFR may recommend a Phase II Assessment. During a Phase II Assessment,
LFR conducts limited soil and/or groundwater sampling to confirm the
presence of contamination, characterizes the extent of the contamination,
and develops a plan to resolve the problem.
ENVIRONMENTAL
AUDITS
To
assist in reducing potential liabilities in a property transfer, LFR
conducts environmental compliance audits. These audits assess and track
a facility's compliance with current local, state, and federal environmental
regulations.
